Thermal Imaging Technology for Water Damage

Detecting a temperature difference behind a wall can save big bucks and time by avoiding the need for demolition and an idea where the source of water problem may lie. Temperature differences do not always indicate moisture or water. It could be cool air from outside, so it requires some skill to determine if it’s one thing or another.

Thermal cameras serve to guide the user to the cold spots usually associated with moisture. Moisture spots, where evaporation is happening, tend to be cooler, just like humans sweating. Most commonly, thermal imaging is used to find the source of a roof leak, condensation issues, leaking pipes, or air flow issues.

In areas where moisture problems are abundant, like Seattle, the reasons for moisture can be very, very different, but the end consequence is moisture in the space, which can deteriorate the structure, and trigger mold growth. Often, moisture problems are not in the most visibly noticeable locations, as infrared discovered here in this wood-paneled wall and dark, low-pile, loop carpeting.

At first, the darker blue area on the camera was thought to be a normal pattern seen in many wood-frame buildings, which is quite common on corners. However, the larger light-green area showing was a clue that something more was happening, however.  In fact, this was a result of a water leak in an adjoining upstairs room.

These two infrared images show where water from an unattended bathtub overflow in an upstairs room had entered the space between the floors and pooled on the drywall of the downstairs ceiling. Knowing the location and extent of moisture infiltration is critical in determining the best course of remediation

This infrared image clearly shows the heat from hot water leaking out of a supply pipe down the inside of the plumbing wall cavity behind the shower panel. Pinpointing the approximate location of this leak saved considerable time, effort and money in resolving the issue.

During Water Restoration it is very Important to set up Drying Equipment right away.  Drying involves the Removal of Water.  The Drying Equipment Lowers the Humidity and Traps the Moisture in the Air.  Any standing water should be extracted prior to any Drying Equipment placement. 

In order to Dry certain materials you must prepare to remove moisture from the air.  Setting up a Drying Chamber around the affected Area will contain the moisture in the air.  Drying Equipment is placed within the Drying Chamber to Heat Up and Extract that moisture from the air and materials. Direct Spraying

We use a hand pump or powered sprayers to apply disinfectants and other chemicals to mold infested areas. Since this method does wet the surface being cleaned, our technicians use this equipment on areas where there is unlikely to be any discoloration of the surface.

Wet Fogging

We use ultra low volume (ULV) Foggers to disperse water-based disinfectants and deodorizers. They generate tiny particles that penetrate into most areas. Since this does create additional moisture, our technicians will remove any furniture and other property that might be damaged by this method. If there are items that cannot be removed, they will be covered with drop cloths to protect them.

Dry Fogging

This type of fogging (also called Thermal Fogging) is used where mold has been discovered, but there has otherwise been little or no water damage. Dry-fogging uses solvent based cleaners and deodorants which are heated and forced through a vaporizer. This converts the chemicals into minuscule particles. As with wet fogging, this allows them to penetrate into most areas. Since there is no significant moisture added, this method is preferred whenever possible.

Ventilation and Air Scrubbing

As different cleaning methods are employed; the rooms and other affected areas must be ventilated. Our technicians accomplish this by setting up high-velocity exhaust fans (box fans) to blow out any mold particulates before cleaning begins. This helps to ensure that any mold spores released while cleaning are blown outside your building. This also helps to reduce the amount of time required to elapse before occupants are allowed back in.

As mold is removed from carpets, floors and other property; the air must be cleaned as well. We use specially designed HEPA filters to remove mold as well as odors and other particulates from the air in an affected area. They are extremely effective in removing particles and then re-circulating clean air back into the room.

  9. In areas where there is a perpetual moisture problem, do not install carpeting (i.e., by drinking fountains, by classroom sinks, or on concrete floors with leaks or frequent condensation).
  10. Molds can be found almost anywhere; they can grow on virtually any substance, providing moisture is present. There are molds that can grow on wood, paper, carpet, and foods.

The IRS has a disaster loss workbook, Publication 584, which can help taxpayers compile a room-by-room list of belongings.
